Our architectural design process

Below is an overview of what you can expect when you choose Henry Du Pless Home Designs.

Our thorough process ensures that your project is delivered on time, within budget and no detail is overlooked.

Work Stage 1: Inception

We receive, appraise and report on our client’s requirements regarding:

  • The brief
  • The site, its rights and constraints
  • Budgetary constraints and allowances (if applicable)
  • The need for additional consultants (if applicable)

Work Stage 2: Concept and Design

We prepare the initial design and advise on:

  • The intended space provisions and planning relationships
  • Proposed materials and intended building services
  • The technical and functional characteristics of the design
  • Confirm that the concept conforms with the rights of use of the land

Work Stage 3: Design Development

We confirm the scope and complexity of the project:

  • Consult with local and statutory authorities
  • Develop the design, construction system, materials and components
  • Incorporate and coordinate all services, and the work of consultants
  • Finalise the design, costing and programme with the consultants

Work Stage 4: Documentation and Procurement

We prepare sufficient documentation for local authority submission:

  • Specifications of the work to be done
  • Obtain quotes from contractors for the execution of the work
  • Evaluate offers, and give recommendations on the award of the building contract
  • Coordinate technical documentation with the consultants

Work Stage 5: Construction

We facilitate the construction process:

  • Give possession of the site to the contractor
  • Initiate and (or) check sub-contract design and documentation as appropriate
  • Administer and perform the duties and obligations assigned to the principal agent in the JBCC building contract, or fulfil the remaining contractual obligations
  • Assist the client in obtaining the occupation certificate

Work Stage 6: Close-out

We facilitate the project close-out:

  • Preparation of the necessary documentation to effect completion
  • Handover of the project operations
  • After the contractor’s obligations regarding the building contract are fulfilled, the professional architectural issues the clearance certificates related to contract completion
  • Provide the client with as-built drawings
